When you miss a seller's call, send a short text quickly that says who you are, that you saw the call, and when you will call back. Then call back within the time you promised.
Do not pitch, do not ask five questions, and stop texting the moment they reply or ask you to.
That is the whole process. The rest is getting the words and the timing right.
Why the text matters
If you flip houses and run your own acquisitions, you miss calls for good reasons: you are on a ladder, meeting a contractor, or at a closing. A seller who calls from a mailer or an ad may be calling a few investors, and many will not leave a voicemail.
A quick text tells them the call landed somewhere real and gives them an easy way to keep the conversation going without waiting by the phone.
These texts are replies to someone who just called you. That is different from texting a list of people who never contacted you.
Five texts for five situations
These are original examples, not customer messages. Replace the brackets and keep each one short.
1. Standard missed call during business hours
Hi, this is [Name] with [Company]. Sorry I missed your call. I'm on a job site and will call you back within [30 minutes]. If texting is easier, what's the property address?
2. After hours
Hi, this is [Name] with [Company]. Thanks for calling. We're closed for the night, but I'll call you tomorrow by [10 a.m.]. If you like, reply with the property address and a good time to talk.
3. Caller hung up after a few seconds
Hi, this is [Name] with [Company]. Looks like we just missed each other. Were you calling about selling a property? Happy to talk whenever works for you.
4. Repeat caller you missed twice
Hi, it's [Name] with [Company]. I'm sorry I missed you twice. I'll call you back in the next [15 minutes]. If that's not a good time, just tell me when is.
5. Spanish-speaking caller, if your team can follow up in Spanish
Hola, soy [Nombre] de [Compañía]. Perdón que no pude contestar. Le llamo en [30 minutos]. Si prefiere, puede mandarme la dirección de la propiedad por aquí.
What the text must not do
- •Do not make an offer or name a price. You do not know the property yet.
- •Do not ask for everything at once. One question, the address, is plenty.
- •Do not promise a callback time you cannot keep. "Within 30 minutes" from a job site is a promise. Break it and you lose the trust the text earned.
- •Do not keep sending templates after they reply. Once they answer, it is a conversation. Respond like a person.
- •Do not keep texting after "stop," "no thanks," or "wrong number." Record it and stop every channel. People can ask you to stop contacting them in their own words, not only by typing STOP.

When to call back
| Situation | Call back |
|---|---|
| Business hours | As soon as you can, within the window you texted |
| After hours | The next morning, at the time you promised |
| They replied with an address | Call before you spend an hour researching the property; talk first |
| They replied "text only" | Respect it and continue by text |
| No reply and no answer on the callback | One more attempt later that day at a different time, then follow up the next day |
The text is a patch, not the fix
A missed-call text keeps a seller from drifting to the next investor for a few minutes. It does not qualify them, book them, or follow up next month. If you miss a lot of calls, the better fix is getting the calls answered.
Our speed-to-lead playbook for investors covers response time more broadly, and what missed calls cost explains why the gap matters. Service businesses face the same problem; see the plumbing missed-call workflow for that version.
Where GetsYou fits
GetsYou's Voice AI and SMS AI can answer seller calls and texts day and night, ask your qualification questions, and book on your calendar, so fewer calls go unanswered in the first place. Texts go out from a registered business number, follow quiet-hour controls and your approved messaging rules, and stop when a seller opts out.
You approve the wording. Your team still owns the conversations that need judgment: price, condition, and whether the deal makes sense. The capability catalog describes what is available and the limits that apply.
Not for: texting purchased, skip-traced, or scraped lists. GetsYou does not text cold or purchased lists, and these examples are for people who just called you.
Book your investor-workflow walkthrough. Bring a fictional missed-call scenario and we will trace the reply, the callback, and the stop rules with you.
