A Seller Opportunity Is Not Yet a Buyer Packet

Your acquisitions team understands why a seller wants to move and what the property may need. Your dispositions team needs a clear, approved picture of what can be offered, on which terms, and how buyers can evaluate it.

Those are connected responsibilities, but they involve different audiences and information.

Define When a Deal Can Be Shared

Before selecting disposition software, establish your internal approval checkpoint. Identify who confirms the current deal terms, the information your business is authorized to share, and the person responsible for any unresolved restrictions.

This is an operating checklist, not advice about which transaction structure is appropriate. Have the relevant professionals review legal and transaction requirements for your business.

The software should make the checkpoint visible. A promising seller conversation should not become a publicly distributed opportunity merely because someone moved a card to the next column.

Build a Clean Information Packet

Separate confirmed facts, estimates, and unanswered questions. A practical packet may include the property identity, approved description, available photos, current terms, access process, known condition information, and the designated contact.

Include sources and dates for material assumptions. A repair estimate from an earlier walkthrough should not look identical to a current, verified scope. If the asking terms change, mark which version is current.

Keep private seller context out of buyer-facing material unless it is necessary and authorized. A personal reason for selling may help an acquisitions rep understand timing without belonging in a distribution email.

Test a Change After Distribution

Use a fictional deal in a controlled demonstration. Change the price or access instructions after preparing the packet. Ask how the operator identifies the current version and prevents an outdated version from continuing to circulate through the tools they control.

Then record buyer feedback. Does the team know which terms the buyer was responding to? Can dispositions return useful information to acquisitions without silently changing a seller commitment?

The objective is a traceable handoff. Acquisitions and dispositions may disagree about marketability; the record should show the facts and decisions behind the disagreement.

Evaluate Each Product for Its Job
