The Property Record and the Seller Can Disagree

Your research shows one property configuration. The seller describes an addition, a different occupancy situation, or repairs that do not appear in the record. The useful next step is to resolve the discrepancy, not silently choose whichever answer makes the deal look better.

This is where property research and seller operations need to work together.

For a fictional rental property, research might help the rep prepare questions about occupancy and access. The conversation should then clarify the actual situation. Do not present an inferred condition or financial circumstance as something the caller has personally confirmed.

The same caution applies to timing. A signal that makes a property interesting to your business does not tell you when the owner wants to act.

Keep Deal Analysis Under Operator Control

Research and calculators can help organize a decision, but their inputs still need review. Separate an estimated exit value, a repair budget, and the price your company has actually approved offering.

Ask any software provider to demonstrate how an assumption is changed and how the current version is identified. If an estimate changes, the team should not continue using an older worksheet amount as though it were an authorized offer.
