Inspect the evidence

Review the subject facts and each comparable used in the valuation. Consider proximity, property type, size, condition, sale timing, and whether the record is truly comparable.

Adjust with a reason

Remove weak evidence or change an assumption only when you can explain why. Read the result as a supported range, not a guaranteed sale price. Market shifts, repairs, title, occupancy, and property-specific conditions can change the outcome.
